52 Santa Rosa is a classic SF Victorian that was built in 1908 and is situated on the border of tranquil Mission Terrace and bustling Mission Street. The fruiting Gravenstein Apple tree in the yard comes from the turn of the century when the neighborhood was an apple orchard.  The 25’x150’ lot is exceptional for SF as the neighboring church was given a larger block when the grid work of streets were laid out. Thoughtfully and completely remodeled in 2005 to both retain its Victorian charm and provide all the modern comforts.   The home was further remodled by the current owners in the past few years to the tune of $250,000.  This included installing solar panels on the roof and a battery pack as well as the expansion of the lower level.  Landscaping was added to the backyard.  A cook’s and entertainer’s kitchen includes high end appliances and large island for guests. There is a period formal living room and a new family room for entertaining, and a master suite with double-headed shower and dual closets to retreat to.  The downstairs was expanded with permits and offers a flexible floor plan depending on the clients needs.  It could be used as a seperate home office or guest suite or family room. Excellent access to both 101 and 280, Alemany and San Jose Avenues, Glen Park and Balboa Park BART, Muni J Line, and Mission St buses. Walkability score of 87 with most daily tasks capable by foot. Mission District, Noe Valley Bernal, Dog Patch, Potrero and the Castro only minutes away. For more details visit

Mission Terrace
Mission Terrace is in the south-central section of San Francisco, and is one of its sunniest neighborhoods. The active and involved Improvement Association plans regular annual events such as an Easter egg hunt, Fourth of July parade, and a neighborhood garage sale. The Bridge Garden project, a community effort to enhance the streetscapes and public space, has been very successful. Grants were applied for and received from San Francisco Community Challenge, and volunteers began immediately to make things happen. Balboa Park offers a pool, playground, stadium, baseball diamonds and tennis courts. Residents of Mission Terrace enjoy easy transportation to the 280 freeway, as well as the nearby Balboa Park and Glen Park Bart stations.
